Paint color: the perfect greige

Every time I give a staging consultation I bring with me the Sherwin-Williams color fan and color swatches, just in case there are some rooms of the house that need to be repainted (SW offers some beautiful neutral colors). Recently, however, I left my client’s house with a list of colors she used and that I really loved. I was particularly impressed by the colors she used in the living room and dining room, here they are:

It’s the same hue, however the value of the color in the living room is a little darker, and even though they look beige in the photo, they do have a grey undertone, which would make them the right choice for whoever is looking for the perfect “greige”.

“Home staging how to”. Before and after photos of a house in Sammamish, WA (project #16)

Most of the time the way I stage a property comes naturally, due to the fact that most floor plans don’t allow you to arrange the furniture in too many ways. However, sometimes I encounter true challenges, especially when the rooms are bigger and open to other rooms. Take this family room for example:

This room opened to the kitchen (which is right behind the sofa), and the angle from which this photo was taken was the one that buyers would have seen. Not too bad, right? But what about the other point of view, the one from the kitchen? Here it is:

This, obviously, is a no-no. First, it isn’t nice to see the back of the furniture (most of the time at least); and second, the sofa is interfering too much with the flow from one room to the other (there was really little room on both sides of the sofa to walk from the family room to the kitchen).

This is what I decided to do:

And now, the view from the kitchen:

What I was trying to accomplish was:
1. To see a nice view of the family room from both the hallway and the kitchen.
2. To avoid to show too much of the back of the furniture. This is why I placed the sofa in an angle by the window and used a throw for the back of the chair.
3. To create more room and flow between the two rooms.
4. To facilitate the task of the photographer and allow him to take photos that would have highlighted the room (and not the furniture).
5. To show that with this arrangement it was still possible to comfortably watch the TV (never underestimate this, especially when it comes to family rooms).

As you can see, home staging is pure marketing after all!

The dollar value of a first impression is 5% to 7% of what the house is worth!

The new year has officially started and, based on my experience as a home stager, this is the time home sellers start working on an action plan to prepare their house for the market.  According to real estate guru Barbara Corcoran there are some facts to be taken into consideration when selling a house. Listen to what she has to say in this video taken from the “Nate Berkus Show”

To summarize:

1. First thing buyers ask as soon as they enter into a house is: a. “How much does it cost?”, followed by “How long has it been on the market?”.

2. In the good old days 30 days was the amount of time a house was considered “still”, now it is 3 MONTHS.

3. In this market if you have 14 SHOWINGS on average you should have a bid.

4. The first reason why people buy a house is LOCATION, and we kind of knew that, right? But, did you know that the second reason is LIGHT? What a good news for us living in Seattle and surroundings…

This is the part where Barbara Concoran talks about home staging and its benefits:

And again, to summarize, these are the things to remember:

1. Quoting what Barbara had to say: “I think what has changed about STAGING is that it IS NO LONGER OPTIONAL, it makes a difference of a house selling or not. Home owners do the heavy lifting with renovations of kitchens and bathrooms, and that’s a lot of work and money, but it is the staging, quite honestly, that makes the biggest difference on first impression”.

2. First impression has a dollar value of 5% to 7% of what the house is worth.

This means that with a $500,000 listing that is $25,000 to $35,000!

I already knew that staging is a powerful marketing tool, and most importantly that it is not an expense, but an investment. And surely it is far less than your first price reduction. But I had no idea that you can actually put a dollar value on first impressions!

So remember: the first impression is crucial (and I mean thi$ crucial) and a professional home stager can help you achieve such an important goal!!

“Home staging how to”. Before and after photos of a house in Richmond, VA

First, let me start by saying that what you read in the title is correct: I said VA (not WA). And let me also add that I wasn’t so lucky to be hired by a client in Virginia (even though I would have loved to!). What you are about to read (and see) comes from one of the blogs I am following, which also happens to be one of my favorite one: Young House Love. The reason why I want to share these photos with you is because the last project this great couple worked on applies also to home staging, and particularly to the the very first thing buyers see when they come to see your house: the exterior. Barb Schwarz, president of Staged Homes, in her home staging class taught us that “If you can’t see it, you can’t sell it”, which means that you need to pay attention to the vegetation surrounding your house, and, if it is too thick, you need to either trim it or remove it. Pumpkins to the kids, flowers to the Moms

Here’s another “Italian bite” I want to share with you. This time it is not about design, but about food (so, it is literally a bite!). The other day I went to a pumpkin patch with the kids to select our pumpkins as we do every year, and while they were focusing on finding the perfect one to carve, I was focusing on finding the best flowers to eat… Yes, pumpkin flowers are a delicious dish you can easily make and whose success is guaranteed. First, you need to find flowers that are not withered, and that possibly are still closed. The key is to cook them as soon as possible, which is either the same day or the day after at the latest. I’m not going to give you a recipe with an exact amount of ingredients, because I did it following my instinct… But since it is super easy to make, here’s what you have to do:

1. Wash the flowers.

2. Pat them dry.

3. Sprinkle them with flour.

3. Dip them in the beaten eggs (2-3 eggs depending on how many flowers you have picked. Don’t forget the salt!).

4. Fried them.


You can also mix the flour and the egg altogether and simply dip the flowers in the batter (easier).
And this is what was left, fortunately I was able to save the last 4 pieces for the photo…

So, the next time you go to a pumpkin patch, look for the bright yellow flowers!

A great idea for children’s rooms: the alcove bed

This morning I was browsing my files when I found a photo that I saved way before I discovered Pinterest, one of the greatest and most useful websites, that allows you to collect in one place (and on as many boards as you like), all the best pictures/ideas that you find online. And so, I decided to share this photo with you because I think this is one of the best decorating ideas I’ve ever seen for a kids bedroom: the alcove bed.

I can picture any kid sleeping in this alcove, and feeling cozy and protected. I also love the painted hardwood floor, with big white and light blue squares. Unfortunately I think there’s one caveat: you can do it only if the room has two windows, otherwise the alcove would prevent the natural light from flowing into the room. Unless, of course, the room is big enough that you don’t need to sacrifice a window… In any case, I think your child would be super happy to have his/her own little niche. Think about it!

“Home staging how to”. Before and after photos of a house in Issaquah, WA (Project #22)

You probably already know that one of the main rules of home staging is to neutralize as much as you can. And this is not just about depersonalizing your home, for example by removing your very personal items like photos, but it also refers to color. Neutral colors are appealing to the vast majority of people, which is why they are our first choice when we stage a house.  People react to color, and especially to bold colors. While sometimes the reaction is positive, some other times it can be negative, and it could really turn down the buyer. First, they will remember your house as the one with horrible colors (even though you love them), second, in case they still consider your house, they already know in advance that they will need to repaint. And this translate into money to spend in a time consuming job, and, as a result…. your house gets a lower “score” in their mind.

Here’s an example of a bedroom which had (fortunately) only one wall painted in purple.

And here’s how the bedroom looks after they repainted it:

As you can see I also suggested to move the bed against the adjacent wall in order to give access to the window (but that’s another post…).  Now, back to the color issue, don’t you think that by switching from purple to off white the room looks more appealing, brighter and, most importantly, is more likely to please the eye? And I mean any eye.

“Italian designers”: Gaetano Pesce

As I promised in the welcome box, my intention is to use this blog to share with you some “bites” of Italian culture, which is why I have decided to start a series simply called Italian Designers. Today’s “episode” is dedicated to Gaetano Pesce, an architect and designer who, in a span of more than 40 years, has conceived fabulous works in almost every continent. My favorite piece is this extra large floor lamp, the Moloch Lamp, which is 9ft tall and looks like a desk lamp.

This floor lamp was designed in 1970 and is part of the permanent collection of the MoMA in NYC.

I really find this design brilliant, because Pesce simply enlarged a very common desk lamp and made an internationally recognized masterpiece. Don’t you think?

Staging consultation: a beautiful house in Sammamish, WA

What I love about my job is that while my clients learn valuable tips from me,  I learn a lot from my clients. Take this house in Sammamish, WA. I did a staging consultation here about two weeks ago. The seller was delightful (fortunately, so far, I’ve only had nice experiences with my clients). She was explaining me how they designed their house, and, trust me, they did such a good job!

Here’s what I learned during my consultation:

1. There’s nothing more inviting than a (covered) terrace overlooking the lake.

2. There’s nothing more luxurious than a whole floor dedicated exclusively to the master suite:

Here you can see only a portion of it, however, the master suite includes: two terraces, a reading nook, the master bedroom (in the photo), the master bathroom and a big closet.

3. There’s nothing more clever than using a metal edging to give a 50s look to a kitchen counter:

And look how the bar stools match the style. Now I’m seriously considering a 50s look for my kitchen as well, and I admit that I’ve already checked eBay to see how much those big Coca Cola signs are! As I said, I’ve learned as well.

“Home staging how to”. Before and after photos of a house in Redmond, WA (Project #86)

This house had incredible architectural details and was part of a beautiful equestrian property. As you can see from the photo, the formal dining room was open into the living room, however the sofa was blocking the passageway and you could plainly see its back from the dining room.

It is a common design rule to place the biggest piece of furniture along the longest wall in a room, and this is especially true for home staging and most of all if the room is not particularly big. See how the living room looks after the rearrangement of the furniture:

As you can see, not only there’s a better flow from one room to another, but also the space between the armchair and the staircase is bigger.

Home staging tip: ” Place the biggest piece of furniture along the longest wall”.
